Planning Permission

The northern end of the site extending to approx. 18.65 acres has full planning permission under Cork Co. Council Ref 16/07271 and An Bord Pleanala Ref 300056-17 for the development of 198 residential units and a child care facility. Planning has been granted subject to just 27 conditions, one of which relates to a S48 Special Contribution which was successfully appealed.

The entire site is under the electoral jurisdiction of the Ballincollig / Carrigaline Local Area Plan 2017. Under this plan the majority of the site is zoned R-08 Medium Density ‘A’ Residential Development defined as 20 to 50 units per hectare. A small portion of the site with FPP is zoned ‘Existing Built Up Area’.

Basis of Sale

This property is being offered in a single lot. The area with planning permission is being offered for development under a Licence Agreement with a future option to purchase. The remaining zoned section of the site is being offered for sale under an Option Agreement conditional on obtaining planning permission.
